This insurance provider's Richmond-area headquarters transforms a dispersed three-building workplace into a connected two-building campus. IA used data, leadership visioning, hybrid work patterns, and the lakeside setting to consolidate space, improve amenities, and strengthen community—releasing an entire building while creating a workplace designed to accommodate growth and change.

Strategy Consolidates the Campus
A nine-month master plan combined badge data, leadership visioning, and due diligence across three buildings. The analysis showed Markel could accommodate growing headcount, stronger amenities, and new collaboration needs within two buildings, releasing the third for other tenants. Workplace standards respond to hybrid attendance: employees onsite three or more days receive assigned desks within dedicated neighborhoods, while less frequent users share reservable touchdown space and lockers. A phased renovation kept the campus operating as teams moved between floors. A weather-protected connector and shared ground-floor destinations now make the two buildings work as one campus, translating real-estate efficiency into a clearer and more connected daily experience.

The Waterfront Strengthens Belonging
Inspired by the adjacent lake, “The Waterfront” concept shapes the campus as an interconnected ecosystem. Soft curves, light wood, translucent materials, and staggered-slat screens shift from dense to open, echoing movement through trees toward the shore. The motif extends from two-story lobby installations to wayfinding, branding, and integrated audiovisual elements, while a quiet palette supports the company's art collection. Connected ground floors add a coffee bar, café, fitness center, tech bar, video studio, and conference center with operable walls. A lakeside terrace, firepit, gazebo, lawn, and renewed landscape extend work outdoors, giving employees more reasons to gather across teams and buildings.
