Eldridge Oaks reconnects a Houston office property with the wooded park beyond it, repositioning the building around a stronger tenant experience. IA paired wellness, hospitality, training, and outdoor gathering with a nature-led identity, turning previously disconnected amenities into a coherent destination that supports retention and helps the asset compete.

Nature Repositions the Asset
The renewed social center faces north toward the neighboring landscape. IA’s “bark and bite” concept carries that relationship through stone, vertical wood, organic texture, light, and graphics without reproducing the forest literally. A custom metal screen in the fitness center filters views through foliage- and water-inspired cutouts. Related imagery wraps the lounge, where curved banquettes create a comfortable pause point. At reception, more than 60 suspended orbs glow against a dimensional wood wall, giving the double-height volume a recognizable identity. The experience makes arrival, wellness, and social space feel connected, strengthening the property’s sense of place and memorability for tenants and visitors.

Amenities Strengthen Tenant Value
A fitness center, café, lounge, and flexible training room give tenants more reasons to stay, gather, and recharge during the day. The training space expands for larger events, extending its usefulness beyond routine meetings. Outside, stone paving, layered planting, a trellis, integrated lighting, and a fireplace create a comfortable patio beside the forest and walking trails. Graphic cues guide people between interior and exterior destinations with a sense of discovery. By coordinating these settings as a single amenity ecosystem, IA broadened how the property can be used and gave ownership a more compelling story for leasing, retention, and community in Houston’s competitive office corridor.
