Sector

Building Owner/Developer

At The Crossing at First, IA helped Bixby Land Company reposition a dated, disconnected property for greater tenant appeal. A reactivated plaza, modernized façade, clearer wayfinding, and stronger landscape connections turn exterior space into a usable campus amenity—improving arrival, circulation, and the property’s identity without replacing the structure that already works.

The Plaza Starts Working Harder
The existing plaza was dominated by concrete and circulation, offering tenants little reason to stop or gather. IA retained the site’s underlying structure and added warmth, shade, activity, and clearer connections where they would have the greatest effect. Cumaru decking overlays the concrete, while planting, precast planters, integrated benches, and gathering settings create a more usable landscape.

A sculptural communicating stair joins previously separated levels and turns necessary movement into a visible campus feature. At the entrance, a protective canopy strengthens arrival and responds to Portland’s climate. These targeted interventions convert residual exterior space into an everyday amenity that supports tenant experience and property value.

Wayfinding Unifies the Campus Experience
Updated façades and environmental graphics make the property easier to recognize and navigate. White and reflective films mask dated glazing patterns, while green and yellow LED accents give the campus a stronger presence after dark. A coordinated wayfinding system extends across pedestrian paths, building entries, elevator vestibules, and the parking garage, helping visitors understand several buildings as a connected destination.

Materials, lighting, landscape, and signage operate as a single repositioning strategy rather than isolated improvements. Bixby gains a clearer and more memorable asset identity, while tenants gain outdoor spaces and routes that feel intentional, welcoming, and useful throughout the day.
